Grosvenor publishes its £500 million Bermondsey masterplan

Grosvenor Britain & Ireland has today confirmed its masterplan for one of London’s largest build to rent developments as it puts final proposals to a public exhibition.

Grosvenor says it wants to meet the needs of those locked out of the housing market with up to 1,350 new rental homes on the 12-acre former biscuit factory site. It aims to revitalise the neighbourhood as a thriving economic centre that is physically, socially and economically integrated into Bermondsey. In committing to ‘generation rent’, it also wants to deliver a number of homes on a range of discounted market rents and to manage all these homes for the long term.

The company says the plan, if delivered, would create 1,500 new jobs, boost local spending and open up new walking routes and access to the adjacent business district and market square to support growth. Network Rail is proposing plans at the same time to see 165 underused railway arches on the site that are now in poor physical condition, refurbished and filled with offices, shops, restaurants, leisure and light industrial businesses.

Grosvenor’s £500 million investment plan, designed by award-winning architects Kohn Pedersen Fox Associates, incorporates a new 600-place secondary school, over 10,000m2 of new office space and 10,000m2 of retail, culture, leisure, community and food and drink uses; alongside 25,000m2 of new and improved streetscapes and playspace, 140 new planted trees and 400m2 of new public lawns. The company is sharing its plans with locals and other stakeholders after four years of consultation, before it submits a planning application later this month. In response to local feedback, it wants to retain a number of historic buildings that reflect Bermondsey’s rich past, locate the new school on the existing Campus site and, with Network Rail, create two new routes through to The Blue business district to better knit the neighbourhood together.

Grosvenor says it wants to create a place for people of mixed incomes, backgrounds, life stages and jobs and proposes a range of apartment sizes, from studio to three bedroom. The company has also committed to delivering a long-term, local ‘legacy strategy’ that focuses on maximising the social and economic benefits of its proposals, and strengthen Bermondsey as a place for enterprise.

Public exhibition

Grosvenor's masterplan will be on display in Bermondsey during three public drop-ins in Unit H05 at the Clements Road entrance to the biscuit factory site (SE16 4DG) on:

A number of the older buildings in the heart of the Biscuit Factory are owned by Workspace Group plc and continue to provide a home for a wide range of growing businesses. These buildings will be retained and we are working closely with Workspace on the development of our plans.

Network Rail’s proposals for the railway arches

Network Rail will submit a planning application in full detail and at the same time as Grosvenor’s Masterplan Application. It wants to create a new employment and leisure destination for Bermondsey which:

- Supports and builds on borough-wide initiatives such as the Low-line;

- Brings local social and economic benefits to the more immediate surroundings, including The Blue business district; and

- Delivers a wide range of spaces for light industrial and office-based businesses, more than is available now, alongside complementary retail, restaurant and leisure uses.

Grosvenor is working with Network Rail to deliver two new proposed pedestrian routes underneath the railway to better connect the neighbourhood with the Blue business district.
